What Is A House Survey?

Whether you are already on the property ladder, or are a first-time buyer, you will be well aware that buying a home is the largest investment you’ll ever make. This is not an area where we can afford to make mistakes. Which is where a House Survey comes in.

It is important to have a House Survey of the property you are looking to purchase, as it could well discover something in the property’s condition which needs addressing, either before or after purchase.

 

What are the different types of House Survey?

Generally speaking, there are three types of House Survey; a Condition Report, a Homebuyers Report, and a Building Survey. Each of these has their own benefits and strengths and any purchaser needs to make an informed decision as to which suits their needs the best.

 

What is a Condition Report?

The most basic and affordable option of House Survey the Condition Report gives a straightforward overview of the property’s condition. If there is anything significant of note the Condition Report will highlight this but will unlikely give much further detail. If you are looking to buy a newer property this maybe a suitable House Survey.

 

What is a Homebuyers Survey?

The Homebuyers Survey, or Homebuyers Report, falls between the Condition Report and full Building Survey in both cost and detail. The information provided will be more detailed than the Condition Report and include advice regarding any repairs or maintenance required. When looking at a slightly older property which seems to be in reasonable conditions this could be the best option.

 

What is a Building Survey?

If you are planning on buying an older property, one built to non-standard construction, a building in disrepair, or if you are planning major refurbishments a Building Survey is recommended. This will give you an in-depth analysis of the property, including any problems, the structure and the materials of construction.

 

It is important to consider the property you are looking at buying, and your requirements moving forward, before making your decision on which Property Survey is best for you.
