The process of selling a property can sometimes appear complicated, with a requirement for many and various documents. When it comes to dealing with the largest investment we will make in our lives this is quite understandable, albeit sometimes frustrating.
Obviously, not every case is the same, so the documents required are not always identical. That said there is a core group of documents which are more than likely to be needed.
So, when you come to sell your home, what documents might you need?
Proof of Identification - What Documents do I need?
A proof of identity is required alongside a proof of address. This could be a passport and bank statement (less than three months old) or a driving license with a utility bill (also less than three months old).
Title Register & Plan
These documents prove that you are the actual owner of the property, and thus have the right to sell. They are available from the Land Registry and will also include information regarding any charge on the property, for example a mortgage.
Energy Performance Certificate (EPC)
Every property in the UK must have an EPC. These documents rate how energy efficient the property it and remain valid for ten years (unless there has been significant work on the property).
Information Form – TA6
A document which gives a detailed overview of various aspects of the property. For example; building works, listed status, insurance claims, the presence of Japanese knotweed, or disputes.
Fittings & Contents Form – TA10
The full list of what you intend to leave behind when you vacate your property. This will be an inventory of what’s included in the sale price and can include such things are garden plants, sheds, light fittings and more.
Planning Permission
If you have made changes to your property which required planning permission, you will need to make the documentation for this available.
Mortgage Details
These are required for full transparency and so that the lender is fully aware of the sale. They can form part of an ‘undertaking’ where you agree to pay off the outstanding amount with the proceeds from your sale, if you are not transferring the mortgage.
New Build Warranty
Only required if your property is less than 10 years only. This will cover aspects of the property’s construction, for example; windows, roofing, or wiring.

Knowing where these documents are, and being able to lay your hands on them will make the process of selling your home quicker and smoother.
